Noida housing has something for everyone
Noida-Greater Noida offers a lot of housing options in different sectors and as demand for housing rises, developers and builders, too, are up to the task and are coming up with mega housing projects.
Noida’s sectors like 77, 76 and 78, all near Noida Extension, are being developed fast. Here prices are competitive when compared to other sectors. Developers like Amrapali, Antriksh, Earth Infrastructures, Gaursons, Supertech, Prateek Group, Gulshan Homz, JM Housing Limited have projects which fit into different budgets. From affordable to luxurious, these developers are raising residential projects in all the categories as the demand in each category is huge today.
Prashant Tiwari, the managing director of Prateek Group, says: “Today, Noida is a booming place in terms of residential housing. There is a huge demand for residential housing in Delhi and the NCR, and the best thing that Noida offers everyone is the easy availability of houses to suit every budget.

Gulshan Homz, another prominent developer, has projects like Vivante on Noida Expressway and Gulshan I homz in Noida Extension, which come under different pricing and hence have different target consumers.
“The demand for residential housing has always been there; it has only risen manifold in the last few years. Today, we have a lot more people coming over with a demand for residential units in different parts of Delhi and the NCR,” says Vinod Bhati, of AV Associates.
Noida-Greater Noida has many factors that assure its growth even in the future. First, having a house of one’s own will always be a top priority of the salaried class and these twin cities have ample supply of residential units in all categories.
Second, with the increase in disposable income, people are also ready to buy properties not just for living but also for investment. Third, there has been a significant growth in young professionals buying houses of their own, which is fast growing and adding to the existing demand. Fourth, developers are fast coming up with newer projects. There are different categories in housing available, from service apartments and 1-, 2-, 3-, 4BHK flats to luxurious floors and penthouses.
Anil Sharma, the chairman and managing director of Amrapali Group, says: “A house is the costliest item of purchase in one’s lifetime in comparison to all the other items of necessity and luxury one possesses.
“The biggest benefit with the increase in supply through various new projects in recent times has been the availability of houses in different categories. Today, the price of houses in the NCR varies from a few lakhs to crores depending upon their area, location and the facilities in the complex. The good thing about this is that, now, houses are available for all the people, irrespective of their budget size.” Amrapali has launched projects like Heartbeat, Golf Homes, Centurion Sapphire, Leisure Park, Silicon City, etc.

This residential project is located at Sector 137, Expressway in Noida and Zeta Sector in Greater Noida, respectively. Ashiana Homes Private Limited has launched Villa Anandam recently. The project is located at Delhi-Meerut highway (NH-58). Tallest tower in Noida
Noida is set to have one of the tallest residential developments, rising to 60 floors, in Sector 74, in the next 42 month. R K Arora, the chairman and managing director of Supertech Group, says: “North Eye, north India’s tallest residential development, will be one of its kind. It is a splendid project and will be 255 metres with 60 floors. Spread over 9 acres, it has been innovatively designed.”
North Eye will have three parts: East wing and west wing on the ground and the Central Tower. East and west wing make up the 1st and 2nd floors and will have facilities like retail outlets, cafeteria, lobbies and other facilities like creche, play school and a primary school. The Central Tower consists of a waiting lounge, lobbies, cafeteria and high-end shopping area.
The tower comprises fully furnished studio apartments of 520 sq ft on level 3-19 and 21-39; level 41-58 comprise 3BHK apartments of 2,510 sq ft, 4BHK apartments of 3,350 sq ft area and 3BHK duplex condominiums of 1,675 sq ft. All the apartments are spacious, well ventilated and artistically designed with modern facilities and amenities. The price of these apartments ranges from Rs 40 lakh to Rs 2.25 crores.
Assotech Ltd has launched Celeste Towers in Sector 44, Noida. Sanjiv Srivastava, the managing director of Assotech Limited, says: “It is being developed as the tallest luxurious towers in the Delhi NCR. This 35-level highrise structure will be built over 14,331 square metres. Assotech Ltd has all relevant clearances from the government authorities concerned. International consultants have been roped in to provide landscaping, interiors and lighting in the project. S K Das Associated Architects are the principal architects for the project.”
Celeste Towers consists of two 121 plus metres tall towers - Celeste Europa and Celeste Corona. Each level of Celeste Europa will have only one condominium of 4,750 square feet and there will only be thirty condominiums in it. Celeste Corona will have three apartments to a floor - 1,790 sq ft (Vega), 2172 sq ft (Vesta) and 2,120 sq ft (Venezia). Celeste Corona offers state-of-the-art facilities like health club, swimming pool and gymnasium at top two levels of the tower. A helipad at the 35th level will add to the luxuries of Corona buyers.
The CEO of GNIDA, Rama Raman, said: “We have permitted four such projects in Noida’s prime localities. North Eye is one of them. The building’s plan has been cleared by the Airports Authority of India and the fire department.”
