With court verdicts not going in favour of the Greater Noida Industrial Development Authority (GNIDA) and farmers reclaiming their land, officials have plans to shift builders’ projects from Noida Extension to an area in Greater Noida Phase 2.
“In phase 2, the authority has notified 55,000 hectares of land in 188 villages for acquisition.
Right now we’re carrying out development works in phase I, where we have 36,000 hectares of land in 113 villages. The phase II area can be developed and Noida Extension projects may move there,“ said a senior official. He, however, added, “The projects will be shifted if Noida Extension farmers don’t agree to resell their land.“
“The phase II are alies between Dadri and Sikandrabad. The entire belt is notified and we should not really face problems in acquiring land under the new rehabilitation policy,“ the official said.
GNIDA CEO Rama Raman said there was no dearth of land in Greater Noida. “The phase II option will be tapped only when the current disputes keep dragging. No one should really be worrying,“ he said.
“Before deciding on any alternative, we will wait till July 26, when the high court hears the petitions. The authority will do everything to safeguard interests of farmers, buyers, builders and projects developed by the authority.“ However, the plan has failed to impress the buyers.
Noida Extension Flat Buyers’ Welfare Association secretary G Sagar said, “Shifting to Greater Noida Phase 2 is not acceptable.
We have bought flats in Noida Extension because of its proximity to Noida and cheap rates.
The Phase II area is far away from Noida.“ Urbanization is the need of the hour. This is not possible without acquisition, he said.
“The authority should negotiate with farmers and revive the project. Builders should take some burden by decreasing profits,“ said Ravi Sharma, a buyer. “The burden should not be passed on to buyers,“ added Neelam Mehrotra, a buyer.
